About the role

They are looking for an experienced solicitor to join their residential conveyancing team based in their Bristol office undertaking residential conveyancing, in particular acting for developers on plot sales.

 

Overall Objective

  • To advise clients upon residential conveyancing transactions including plot sales.

  • To advise developers on the set up of new sites for development and prepare legal handbooks to enable the plot sales to be processed.

  • To provide legal and technical support to the residential team by assisting with reports and authorisation of files to exchange

Legal/technical ability

  • Demonstrate a good level of competence in own area of law

  • Advise clients on matters and refer matters to supervisor(s) when appropriate

  • Take client calls successfully and produce/record effective telephone notes

  • Demonstrate a good understanding of the client's aims and objectives

  • Apply Firm and departmental processes and procedures

  • Demonstrate best use of precedents and know how to save time and costs

  • Draft concise documents in plain language

  • Able to apply AML and anti mortgage fraud policies

Business Development

  • Self-motivated to create opportunities to generate new business in fulfilment of an agreed strategy

  • Able and experienced in pitching for referrals from intermediaries and other third parties

  • Demonstrate an aptitude for developing appropriate networking and hospitality opportunities

  • Introduce new clients to the Firm

  • Identify and attend appropriate networking opportunities organised by others

  • Update SLX accordingly

  • Wherever the opportunity arises, promotes the services of teams from across the Firm to the client for whom they are acting

  • Able to prepare and present (as part of a team) Seminars to external candidates on relevant areas of law

Collaboration/people processes

  • Play an active role within the team and support other team members during busy times

  • Involve the secretaries and other support staff in an effective way

  • Delegate and appropriately supervise more junior fee earners in accordance with Lexcel standards and the firm's supervision policy

  • Demonstrate a willingness to support the supervisor to whom they report

  • Commit to attendance at team/departmental meetings/individual training meetings

Financial management  (under the supervision of a Partner)

  • Achieve financial and hours targets as set by HoD

  • Demonstrate an understanding/awareness of working capital and regular billing and refer matters as necessary in a timely fashion to the Supervisor

  • Achieve benchmark profitability through delegation and appropriate pricing

  • Bring matters to the attention of the Supervisor and/or clients at the appropriate time and update fee estimates accordingly

  • Actively participate in/contribute to the scoping of work

  • Comply with the SRA Accounts Rules

  • Deal promptly with any working capital exercises

Knowledge sharing

  • Adopt knowledge sharing behaviours at team, department and Firm level

  • Contribute to knowledge sharing initiatives to improve efficiency and profitability

  • Support the team's Knowledge Champion in building and cascading knowledge sharing resources, protocols and practices

  • Contribute to the development of the firm's know-how and precedents

  • Demonstrate best use of precedents and know how to save time and costs

Quality standards

  • Demonstrate consistent compliance with the Firm's quality policies and procedures as set out on the intranet

  • Understand and manage cases in adherence with the standards set by the Law Society CQS Protocol

  • Able to apply the principles set by the CQS accreditation in all aspects of the day to day work

Learning and development

  • Attends the Management Course Stages 1 and 2 within the first two years of commencing employment

  • Complies with CPD requirements and identifies specific training needs

  • Attends appropriate departmental training sessions

  • Attends appropriate internal courses (e.g. management and IT skills)

  • Provides informal and formal training as appropriate (e.g. induction, mentoring and internal team presentations) as skills develop

  • Undertakes and meets the Law Society's standards for mandatory training set by CQS

  • Provide coaching, support and mentoring to junior members of the team to help develop their career development and improve team working practice

Required Skills, Knowledge and Experience

 

  • Admitted solicitor (3 years plus PQE), with current Practising Certificate and an expertise in the specialist area of residential conveyancing including acting for developers on plot sales.

  • Must demonstrate an ability to work to the SRA's Skills Standards and to provide accurate, focussed advice to clients.

  • Must demonstrate self-reliance and flexibility as well as always putting the client at the centre of everything we do.

  • Familiarity with and confidence in the use of  office IT applications; and excellent typing skills

  • Good team working and collaborative skills.

  • Flexible in working in an open plan environment.  

  • Track record in business development and demonstrate a polished approach to be able to confidently deal with HNW clients and developer clients.

  • Advocate and present orally when required

  • Conduct effective case and transaction management

  • Develop strong client relationships

  • Communicate concisely both verbally and in writing with colleagues and clients

  • Draft legal documents, advice notes and give legal advice that is clear and concise

  • Interview and advise clients, helping them decide the best course of action

  • Identify the relevant legal issues applicable to a case or a transaction

  • Conduct negotiations where appropriate

  • Researching relevant areas of law

  • Knowledge of residential property and the conveyancing process particularly as applied to acquisitions, disposals and leases of residential land and buildings

  • Knowledge of lenders requirements under CML Handbook and understanding of anti-money laundering (AML) fraud policies.
